Before We Arrive and the First Ten Minutes
Preparation is minimal: know where your attic access is and clear a path to it, secure pets, and gather your observations — when you hear noises, where, what they sound like. If you've taken photos of droppings or damage, have them handy; they're genuinely useful.
The visit starts with those questions at the door. What you've heard and when narrows the species before we look at anything: dawn scurrying points at squirrels, heavy night thumping at raccoons, dusk fluttering at bats. Then we start outside.
The Walkthrough: Outside, Up High, and Inside
The exterior pass covers the full perimeter at ground level — foundations, vents, deck and shed bases, tracks and burrows — and then the roofline by ladder: soffits, fascia, roof returns, vents, flashing, and chimney. We photograph every finding as we go, both active entries and the vulnerable spots that aren't open yet.
Then the attic: species identification from droppings and trails, insulation condition, contamination extent, wiring spot-checks, and — in season — a careful search for young. We'll ask before entering any interior space and leave everything as we found it. If your situation involves a crawl space or chimney, those get the same treatment. You're welcome to follow along for any part of it; most customers do, and we'd rather show you than tell you.
The Last Fifteen Minutes: Findings, Plan, and Price
We finish at the kitchen table (or the tailgate) with a straightforward debrief: what animal, how it's getting in, what it's damaged, and what we recommend — removal method, every repair with its price, and what's essential versus optional. You get the photos and the written scope, and honest answers about timeline and guarantee terms, including our lifetime no-entry warranty on sealed openings.
What you won't get is a hard sell or a manufactured emergency. Some inspections end with 'this is minor, here's the DIY fix.' The point of the inspection is a trustworthy diagnosis — the work only makes sense if the diagnosis does.
