Here's exactly what happens when we inspect a property.
The Interview and the Exterior
We start by asking what you've seen and heard: what sounds, what time of day, which rooms, how long. Homeowner observations narrow the species list dramatically before we touch a ladder.
Then the exterior, done slowly: full perimeter at ground level for burrows, tracks, and foundation gaps; then the roofline by ladder — roof returns, soffits, fascia, vents, chimney, and flashing. We're looking for entry points, but also for evidence that dates the activity: fresh chew marks versus weathered ones, rub marks, droppings, nesting material poking from a gap. Everything gets photographed.
The Attic and Interior
Inside the attic we identify the species by its evidence — droppings (species-distinctive), tracks in dust, trails through insulation, nesting sites, and latrine areas. We check insulation condition, look for urine staining on the ceiling below, inspect visible wiring for chew damage, and — critically in spring and summer — search for young in insulation and wall-void edges.
We also assess contamination scope, because that determines whether the job is removal-plus-sealing or requires decontamination and insulation replacement. Where relevant we check crawl spaces, chimneys (with a light and mirror or camera), and garage attics — the most commonly skipped space in DIY inspections.
What You Get at the End
You get a verbal walkthrough on the spot and a written scope: what animal, how it's getting in (every point, not just the main one), whether young are present, what removal method we recommend, what repairs are needed with pricing, and what's optional versus essential. Photos accompany all of it — useful for your records and often essential for insurance claims.
